What Walnut Creek Sellers Need to Know Right Now

One of the biggest mistakes a seller can make in this market is looking at what a neighbor sold for six months ago and assuming their home will automatically command the same or more.

Today’s buyer is paying attention.

That doesn’t mean Walnut Creek home values have suddenly disappeared. It means buyers are making much stronger distinctions between homes based on location, condition, updates, lot, floor plan and asking price.

In 94596, August inventory was actually down approximately 11% month over month, yet homes sold at roughly 97% of asking price. That’s an interesting combination: supply remains relatively constrained, but buyers are still negotiating when they believe a property is overpriced.

For sellers, this makes the first few weeks on the market especially important.

The goal shouldn’t simply be to “test” the highest possible price. The better strategy is to create enough value and excitement that buyers feel they need to act.

Preparation, presentation, exposure and pricing all work together. When those pieces are right, sellers can still have a very successful sale this fall.


You don’t need every buyer to love your home. You need the right buyers to see its value and feel confident enough to make an offer.
