
Walnut Creek Real Estate: What to Expect as We Head Into Fall 2026
As summer winds down, the Walnut Creek real estate market feels different than it did earlier this year. Buyers haven’t disappeared, but they are becoming more selective about price, condition and value.
That distinction matters.
Across Walnut Creek, homes are still selling relatively close to asking price, and well-positioned properties can still attract strong interest. Redfin reports that roughly 36% of Walnut Creek homes recently sold above asking, while the average home is selling around list price.
In 94596 specifically, August data shows homes selling for approximately 97% of asking price, with a median 45 days on market. Inventory also declined from July, meaning buyers don’t necessarily have an abundance of choices despite becoming more cautious.
What we’re seeing isn’t one market; it is almost two markets happening at the same time.
Homes that are priced correctly, prepared well and stand out are getting attention. Homes that start too high or have significant condition issues are giving buyers more room to negotiate.
As we approach fall, strategy matters more than ever.
The market hasn’t stopped moving. Buyers have simply become more intentional about what they’re willing to pay for.
