What Walnut Creek Buyers Are Feeling Right Now

Today’s buyer isn’t necessarily waiting for the market to crash. They’re waiting for the right house to make sense.

Affordability continues to weigh heavily on buyers nationally, and that is affecting how people approach a purchase. More buyers are studying comparable sales, looking carefully at inspections and questioning whether a home’s condition supports its asking price. Nationally, fresh listings have recently increased while pending sales have remained relatively flat, giving buyers more negotiating confidence.

But Walnut Creek is still Walnut Creek.

Location, schools, access to downtown, BART, trails and established neighborhoods continue to create demand. And limited inventory in certain neighborhoods means a great house can still generate competition.

The biggest change I’m seeing is urgency.

Buyers will move quickly when they see value, but they are less willing to chase a home simply because someone else wants it.

That actually creates opportunity. A buyer who is financially prepared, patient and working with someone who understands the neighborhood can sometimes negotiate terms that weren’t possible in the frenzy of previous markets.
